Property Update Notifications
Property Update Notifications (PUNs) are emails sent to leads which contain properties that match the search saved in their Email Preferences.
Leads must be opted in as a “yes” to receive “Property Updates”. All lead statuses (other than Inactive – Stop All Communications) can receive PUNs as long as they are opted in.
These emails are an important way TorchX engages your leads and encourages them to revisit your site.
The MLS data is scanned once a day for matching new listings and price changes.
Property Update Emails
The email that is sent to your lead will also attempt to engage your lead by encouraging them to reply if they see something they like.
There is also a button to allow them to update their preferences on your search site.
If the lead clicks to view a specific property, you will see that in the Property Updates tab on the Lead Detail page.
If you see “N/A” on the open rate in this tab this can mean one of two things. Either (1) this lead is not opted in to receive PUNs and thus none have been sent or (2) this lead has not been sent any listing alerts yet. The latter can happen if the lead signed up after the property updates have already been sent out for that day or no new listings or price changes have matched their search yet. Check the email preferences and see if you need to expand their search to improve their search results.
Sold Property Update Notifications
Sold Property Update Notifications (SUNs) are seller-focused emails that are similar to regular Property Update Notifications (PUNs). They are sent to leads with a Transaction Goal of “Seller Goals” and “Buyer and Seller Goals”,
and have an Address in their Lead Detail page.
It is very important to make sure that all Seller Leads have an Address in their Lead Detail page, otherwise the system will not know to follow up with them with SUNs.
Leads must also be opted in as a “yes” to receive “Sold Property Updates”. All lead statuses (other than Inactive – Stop All Communications) can receive SUNs as long as they are opted in.
Frequency
Your leads will receive new listing alerts once a day depending on whether there are new listings or price changes for that day. If the information in your MLS is updated after TorchX has sent the property update email, the lead may not receive that update until the next day.
Always check the Email Preferences of your new leads and make sure that their preferences aren’t too narrow or too general.
